What is a CP12?

A Gas Safety Certificate, officially called a Landlord Gas Safety Record (CP12), confirms that all gas appliances in a rental property have been checked by a Gas Safe registered engineer.

Who needs one?

By law, all landlords in the UK must have a valid CP12 for every property they rent out. It must be renewed every 12 months.
